The Park Office is located in the Park Manager’s residence on lot #102. Traditional office hours are not kept. Due to the flexible nature of this arrangement it is best to call prior to arrival but is not always necessary: 305-852-3358 |

Please discuss any complaint(s) to the manager so we may work together to correct the issue(s). Serious complaints must be in writing, signed, and dated for record keeping purposes. These may be inserted, at any time, in the drop box at the office if the manager is not available or if necessary mailed to the manager. |

All long-term rent payments are due in on the 1st day of each month. A grace period is extended through the 5th day of each month in which no late fees will be applied. |

Rent not paid before the 6th is subject to a 10% late charge and 1.5% fee of total owed, compounded daily for each day late starting on the 7th. |
If you have financial need, please communicate with the manager prior to the 5th so arrangements may be made and late fees avoided. |
If mailing rent, please mail it early; it will not be deposited until the 6th of the month. |

Tenants are responsible for all of their visitors’ actions, damages or disturbances they may cause (including children). unruly visitors will be asked to leave. |

Visitors staying for 1 week or more are required to register with the manager. |

DOGS are allowed in park and are the full responsibility of the dog owner and the registered tenant. All Monroe County dogs’ laws apply in this Park. Please refer to Dog’s Rules; Not Drool |

Please, report all ongoing dog issues to Animal Control at 305-451-0088. If an emergency due to an aggressive dog please call Monroe County Sheriff’s Department at 305-853-7021. |

Loud dogs, excessive barking and notoriously escaping dogs will be asked to leave with or without their owners. |

For the safety of everyone, a 5-mph speed limit will be strictly enforced. |

Excessive water use is never acceptable; we all pay for your water consumption. It reflects directly in our rental rates. Be considerate to your neighbors and to the environment. |

Water may be used for in trailer use, general cleaning and light plant water. |
| |
|
Do not wash your vehicles or allow children to play in the water. They may use the ocean or the swimming pool at Founder’s Park instead. |

SUBLEASING must go through the office. All adults must pass a background check conducted by the manager for a fee of $50.00 per person. |

All FISH CLEANING must be done at provided area at north basin. The cleaning table is to be clean up afterward. |

| 11. |
Be nice to one another. Tenants must not verbally or physically abuse other tenants or guests. Tenants must not unreasonably disturb other tenants. If a tenant is causing a disturbance, feel free to call the sheriff. |

“Mobile home lots” may store one boat trailer with or without boat on it. “RV lots” may NOT. Violators will be towed at owner's expense. |

Vehicles, trailers, or boats in places that are against rules will be towed at owner’s expense. |
| 14. |
TRASH: All trash must be put in south dumpster including brush, shrubbery and leaves. |

Please, use the recycling containers; it is the right thing to do. These items do not need to be separated. Boxes, cans and plastic bottles should be broken down to save space. |

|
Removal of large appliances, mattresses, gas bottles, batteries, etc. is the responsibility of tenant. None should be dumped in or by dumpster or on nearby property. Those who do may be evicted and fined by City Code Enforcement. |

Children under 16 years old are not permitted to drive golf carts in park. |
| |
|
Speed limit is 5 mph, no matter how fast your cart will go. |
| |
|
Do not drive golf carts on the Old Highway as it is a violation and may result in a $75.00 fine from our friends in blue. |

Boat slips and dry storage are available to tenants on first-come-first-serve bases: daily, weekly and monthly as assigned by the manager. |

|
Do not use just any empty boat slip; it may well be rented. Use only the slip assigned to you by the manager. |
| |
|
Please notify the manager if you are lending your boat slips to another to avoid them being towed. |
| 17. |
RECREATION and beach areas are for use by all tenants. Please be respectful of others and share the facility. No one may exclusively reserve the space for private parties; however, open invitation parties are encouraged. |

Please help keep the area clean of debris, trash and cigarette butts. |
| |
|
Lights out by 10pm. |
| 18. |
Any water leaks past the Park connections to your trailer are your responsibility. Check your toilets for running water or leakage, hoses to be shut off, and leaky faucets; we all pay the water bill. |
| 19. |
SEWER connections are supplied by the Park. It is the responsibility of the tenant to connect their trailer to our supplied connection. Connections must be airtight and any leakage of water utilities within the trailer or sewer lines must be repaired immediately at the expense of the tenant. Damages caused by leakage shall be the responsibility of the tenant. Do not use Duct Tape. |

As a courtesy to management, please notify when you are leaving town or moving from the Park. |
| 21. |
Please, notify the manager of all emergencies, maintenance issues or tenant disputes requiring the police in the park. |
| 22. |
Please, keep your lot looking tidy and your trailer in good repair. Tenants shall keep their lot clean and mowed. All lots are to be kept free of debris, excessive foliage, misc. household items as in tools, boxes, building supplies, yard ornaments, etc. |

Repair broken windows; Keep your trailer painted and your yard clipped. The manager will supply help should you require it; just ask. |
| |
|
Failure to comply will result in lot being serviced at tenant’s expense or a request to vacate. The Park will charge up to $175.00 to clean up any lot that has been left unattended. One notice will go out with a specific time that the work is to be completed prior to stepping in. Failure to keep your lot and trailer in good order may lead to eviction. |
| 23. |
Quiet hours are between 10:00 pm and 9:00 am. Please, be courteous to your neighbors. After 11:00 pm, the police will be called. |

|
Any long term tenant causing a short term tenant to leave due to unsatisfactory conditions, i.e. excess noise, aggressive and/or drunken behavior, will pay to the Park the amount of lost revenue credited back to the short term tenant. |
| 24. |
The Laundry room is offered to all tenants of Sea Breeze, free of charge, as a privilege. Please, take care of machines as if they were your own. |

|
Use the chalkboard to schedule time and respect those that have. |
| |
|
Leave a basket when drying so your clothes may be removed from the dryer when the cycle is finished by the next user in your absence. |
| |
|
Dry only users may not skip ahead of the person using the washer if the cycle more than ½ way through. Promptly remove your clothes. |
| |
|
Individuals using the laundry facility for business purpose will loose their privileges to the facility. |
| 25. |
You MAY fish from shore at the north and south marinas, the natural beach on the far south end of the Park or the far north end of the Park. |
| |
|
You may NOT fish from the end of Pappy Place, off the docks or decks (other than your own), or in the swimming tidal pool. |
